The first step to lowering your energy bills and switching to green energy is to determine your property’s current energy efficiency. A BER cert allows one of our expert team to conduct a full inspection and survey of your property to calculate its energy efficiency and identify any potential improvements.
BER certificates use a standard occupancy calculation to quantify the energy usage in your property for lighting, ventilation, space heating, and water heating. A Building Energy Rating (BER) is a certificate that assesses the energy performance of your property using a grading system. It is similar to the label you’ll see on household appliances, such as fridges and washing machines. BER certificates use an A to G scale, with A-rated properties being the most energy efficient, while G-rated are the least energy efficient. Properties that are the most energy efficient will have the lowest energy bills and a smaller carbon footprint.
BER certificates became a legal requirement for new buildings in January 2009 and apply to older properties on the property market. You can get a BER certificate from an independent registered accessor, such as Green Wise Energy. You can also use the SEAI National Register of BER Assessors to find a local BER assessor in your area.
A BER certificate is only valid for 10 years from the date of issue, meaning you may need to upgrade your property’s energy rating before putting it on the market.

If you’re buying or renting a property, you should receive a copy of the BER certificate from the estate agent, landlord, or seller directly. You should also receive the BER Advisory Report recommending improvements that can be made to optimise energy efficiency.
